Background
The applicant owns one parcel (180317002) that is designated Rural 10 (R-10) and is located two miles south of Ridgefield at the intersection of NW 192nd St. and NW 67th Ave.
The applicant is requesting to amend the comprehensive plan designation and zoning from Rural 10 (R-10) to Rural 5 (R-5) on one parcel (180317002) that is 21.16 acres.
The subject parcel is a remainder lot (Lot 1) of Whipple Creek Heights (an agricultural cluster subdivision created in 1990, consisting of 22.16 acres).The six properties to the north are the cluster lots from the original rural cluster subdivision, and they are currently designated Rural (R-10) and are approximately 1–2 acres in size. On January 19, 2018, county code (CCC 40.210.020(C)(2)(a)) was amended by ORD. 2018-01-09 to allow re-divisions of Agricultural cluster lots that were approved under the old Title 18.
The subject parcel abuts two Agriculture (AG-20) parcels to the east and west. The properties to the south of the subject parcel are Rural (R-5).
The applicant is requesting to amend the comprehensive plan designation and zoning from Rural 10 (R-10) to Rural 5 (R-5) on one parcel (180317002). The subject parcel is 21.16 and if rezoned to R-5, could potentially be subdivided into 5 new lots (3 more than the current R-10 zoning allows).
