Building Safety’s Master Plan Program offers production-oriented builders an opportunity to have repetitive models pre-reviewed for more efficient permitting. The final Master Plan is stored as an electronic file to improve access and efficiency.
Process
- Applicant applies for Proposed Master Plan online, pays $296 fee.
- Applicant submits one set of complete building plans to Permit Center.
- Plans examiner reviews and approves Master Plan, saves as electronic file.
- Applicant applies for New Home Construction (NHC) permit based on completed Master Plan; submits all other required documents (see Residential Checklist), except building plans, to Permit Center.
- Applicant receives notification of permit issuance and access to the approved electronic Master Plan file, applicant prints one copy to bring in for perforation to use as a job copy.
Master plans may include these limited options:
- Fireplaces
- Decks, patio covers, and front entry
- Maximum four-foot foundation variation
- Floor plan options that do not affect fire and life safety or structural design
Plans with any other variations (options) require a separate Master Plan.
