Property research and records

The Property Information Center and MapsOnline can answer many of your mapping and property information questions. It is also integrated with Community Development's permitting system, so you can see permits that have been issued for a particular property. Instructions for these and other features are available below.

Many of our records are available online to view and download. Save time by researching your parcel before submitting a records request

Ways to access the Property Information Center or MapsOnline 

From most pages within the clark.wa.gov web site, select Departments from the main menu bar near the top of the screen, then select Geographic Information Services

On the GIS page, the left navigation has links to: 

  • Land Records – select Property Information Center or MapsOnline
  • MapsOnline - select one of the options for the type of map you are interested in viewing
  • Property Information Center
  • Recorded Documents – search the Auditor’s records 
  • Subdivisions and Plats – search for recorded subdivisions and plats

On the right side of the GIS page, click on the Learn More link in the Land Records section. 

Select Property Information Center or MapsOnline depending on what information you are seeking.

Property Information Center search instructions

Visit the Property Information Center link directly: https://gis.clark.wa.gov/gishome/property/

  • Enter the tax parcel number, house number or street address. Partial addresses are okay. You will see a list of possible matches. Click on the one you are interested in.
  • Click search.
  • The Property Information Center will open.

MapsOnline search instructions

Visit the MapsOnline link directly: https://gis.clark.wa.gov/mapsonline/

MapsOnline Identify button
  • Click on the Find Parcel button. This is the second button in the menu bar at the top of the page.
  • On the left side of the screen, enter your tax parcel number, house number or street address. Partial addresses are okay. You will see a list of possible matches. Click on the one you are interested in.
  • The map view will zoom to the parcel.
  • Use the Info icon (Identify tool) for more information. Click on the Info Icon on the white bar and then click on the Info icon to the left of the attribute you would like information about. See image.

This Property Fact Sheet provides parcel information. When requesting zoning verification, this is the document we will provide to you.

Search for your parcel using either Property Information Center or MapsOnline search instructions above.

  • In the Property Information Center, the Fact Sheet link will appear at the top in the Property Identification Number line. A new window will open and from there you can download or print.
  • In Maps Online, the Property Fact Sheet link will be on the upper left side of the screen in the Search tab. When you click the link, a new window will open and from there you can download or print.

  • Open the Property Information Center.
  • Click on the Permits tab. Permits in our two systems (Tidemark and LMS) are listed. Additional information that is provided is case type, issued date and status. 
  • Click on the icon in the Docs column to view documents related to the permit. Not all records are available online, if you do not see a document that you need, submit a records request.
  • For permits in the LMS column, you can search LMS for more information about the permit. For permits in the Tidemark column, you will need to submit a records request for more information.

  • Open the Property Information Center link. A new window will open with tabs for many different types of information about the property you are researching.
  • On the top of the left-hand column, you will see your zoning. Click on Codes which will take you to the codes for your jurisdiction.
  • For Clark County codes, you will land on the Title 40: Unified Development Code web page. Scroll down to the Land Use Districts section. Click on the section number that relates to your zone.
  • Click on the Compile Chapter button.
  • Scroll down to the section about setbacks. You will see a table that shows the setbacks for the zone for your property.

Be aware that environmental conditions and the Wildland Urban Interface may affect your setbacks. Use the view maps of your property instructions to see these areas and if they affect your property.

  • Open MapsOnline.
MapsOnline permits layer
  • Click on the Map Sites button. 
  • Select Permits and Site Plans
  • Zoom in to the area you are interested in so that the parcel lines are visible.
  • In the Layers tab, click the check boxes to see different types of permits.
  • Click on the down arrows so that you can see which symbol goes with each type of permit or click on the Show Legend button under Map Layers to identify symbols on the map.
  • For permit/case information, click on the Info icon (Identify tool) on the white bar and then click on the Info icon (Identify tool) to the left of the type of permits you are interested in viewing in the layers window. Next click on the symbol shown on the parcel and the information will appear on the left side of the screen.
  • Caution! If you have the Info icon (Identify tool) selected for building permits, but you click on a development permit symbol on the map, a no data message will appear. Make sure that the Info icon (Identify tool) you have selected for the type of permit you are trying to view corresponds with the permit symbol you click on in the parcel map.
  • Blue text in the permit list is a link to additional information. Use permit numbers in the LMS column to search for more information in LMS.  

The Building Permit Details or Development Permit Details screen will open with a link to View Permits in the Property Information Center. This is where you will see the list of permits/cases for the parcel.

  • Open  Maps Online.
  • Click on Map Sites in the menu bar at the top.
  • Choose a map set from the list. 
  • Click on the Show Legend button under Map Layers to help identify symbols on the map.
  • Click on the check boxes under Map Layers to see different attributes.
  • For parcel specific information, click on the Info icon (Identify tool) on the white tool bar and then click on the Info icon (Identify tool) next to the attribute you are interested in viewing. Next, click on the parcel, or symbol on the parcel, that you are interested in and parcel specific information will appear on the left side of the screen.

  • Open  Maps Online.
  • Click on Map Sites in the menu bar at the top.
  • Select the Environmental map layer.
  • Click on the Elevation check box and expand the selection.
  • Click the checkbox for Contour Lines. Next, click the checkbox for the contour lines you wish to see.
  • For specific information for a contour line, click on the Info icon (Identify tool) on the white tool bar and then click on the Info icon (Identify tool) next to the attribute you are interested in viewing. Next, click on the parcel that you are interested in and the parcel specific information will appear on the left side of the screen for that parcel.

  • Open  Maps Online.
  • Click on Map Sites in the menu bar at the top.
  • Select Development Review.
  • Open the Permitting set.
  • Click on the Active Code Enforcement Cases checkbox.
  • A code case will show up as a red diamond with the case file number.
  • For more information about a specific case, click on the Info icon (Identify tool) on the white tool bar and then click on the Info icon (Identify tool) next to the attribute you are interested in viewing. Next, click on the symbol in the parcel and parcel specific information will appear on the left side of the screen.

Alternatively, you can find the recorded plat for a specific parcel through the Property Information Center. A link to the recorded plat, if the parcel is in one, is in the middle column in the Account tab.
